Dubai Taskeen or Golden Visa: choose the service first

DLD’s Taskeen and Golden Visa investor services are separate routes. Start with the relevant official card; owning or reserving a property is not residence approval.

DLD describes a two-year property-linked investor residence, with family sponsorship subject to ownership and eligibility criteria. Check the current individual or joint ownership conditions on this service card.

The principal list includes a passport, an electronic title deed, a photograph, Emirates ID and current residence visa or entry permit if available, plus a Dubai Good Conduct Certificate addressed to Dubai Land Department.

Golden Visa · ten-year renewable residence

DLD describes a ten-year renewable investor residence with a property purchase value of at least AED 2 million at purchase, alongside further conditions. The card also sets ownership, mortgage-evidence and UAE-presence conditions; price alone does not establish eligibility.

The principal list includes a passport, an electronic title deed or e-Certificate of Title, a photograph, UAE ID if any and a current residence permit if any. Read this route’s separate conditions, including its bank-letter wording for mortgaged property.

Both cards list title-deed evidence. If you hold an off-plan reservation, SPA or Oqood record, ask which document the centre accepts for your route. We have not established that these records are interchangeable, or that any one alone is sufficient.

Prepare privately

Keep your documents and financial details private. Note owner names, shares and any mortgage for your own preparation; do not send them to this website. Use the separate applicant and family lists rather than one merged checklist. A document absent from one displayed list may still be requested.

Both service descriptions involve centre attendance and a medical examination. Confirm the current centre, attendance and appointment arrangements, accepted documents and case-specific quotation directly before travelling or paying.

Common questions

Does a property price decide which residence I can obtain?

No. The Golden Visa card states a purchase-value condition alongside further conditions. Use the exact service card and confirm how its conditions apply to your documents.

Can I use an off-plan reservation instead of a title deed?

The checked cards list title-deed evidence. We have not verified document equivalence or a universal off-plan exclusion. Ask the service centre which ownership evidence it accepts for your route.
