Off-plan document preparation · reviewed

Compare your quote with the SPA. Keep the registration trail.

Your quote, signed sale and purchase agreement and registration output answer different questions. Use six checks to record differences, then understand the developer’s initial-registration route.

Off-plan buyers comparing an offer with an SPA and its annexes. Not a complete guide to every Dubai property sale.

No upload · no storage · no account. No contract approval or registration check.

Six checks. One neutral follow-up note.

Open your quote, SPA and annexes side by side. These are our practical comparison prompts, not DLD-prescribed contract terms. Select what you actually read, not what you expect to be true. A difference creates a question; it does not decide which document prevails.

Use non-personal references only, such as “SPA clause 4; quote page 2”. Do not enter names, actual unit numbers, IDs, signatures, bank details or contract text. Entries disappear when this page is reloaded; copy a note only if you want to keep it yourself.

01 Exact unit, project and phase

Put the quote’s unit identifier beside the SPA schedule and attached plan. Compare the project, tower or phase and developer name. A similar marketing name does not establish that two documents cover the same unit.

Question to resolve

“The quote names Tower A; the SPA schedule names Phase 2. Which attached plan identifies the unit being sold?”

02 Price and stated fee allocation

Compare the quoted AED price with the SPA’s purchase price. Read discounts, booking-credit wording and each separately named fee and payer. A headline price is not a complete cost record; this worksheet does not calculate your liability.

Question to resolve

“Where does the SPA record the quoted discount and credit for the reservation payment? Which clause allocates each additional charge?”

03 Area definition and attached plan

Compare both the number and its definition: built-up area, internal area and a marketed total may not be interchangeable. Find the unit plan, its version and how the agreement describes area changes. Do not treat two identical numbers as proof of an identical denominator.

Question to resolve

“Does the stated area include the balcony, and which signed plan and definition does the SPA use?”

04 Every installment and trigger

Read every schedule row and annex, not just the payment-plan label. Compare the percentage or amount, due wording, dates or construction triggers and any conditions. Keep the original sequence. Use the offer comparator for arithmetic only once the schedule is complete.

Question to resolve

“The quote links an installment to a construction milestone; the annex gives a calendar date. Which wording is intended, and where is that confirmed?”

05 Handover wording and clause

Keep the quoted handover statement separate from the agreement’s exact completion or handover clause. Locate definitions, qualifications, notice requirements and any referenced extension wording. Recording a difference does not establish lateness, breach or a remedy.

Question to resolve

“Which clause defines handover, and where are the qualifications to the quoted completion date explained?”

06 Annexes, references and versions

List the documents the agreement refers to: payment schedule, unit plan, specifications and any addendum. Check that each is present and identifies the intended version. Keep your copies outside this page. Missing material stays missing; do not assume the brochure fills the gap.

Question to resolve

“Please identify the version of each incorporated annex and provide the missing specifications schedule.”

Compare complete offer schedules and named area denominators → The comparator keeps entered payment order; it does not align different offers to a common calendar.

Understand the area denominator before comparing prices →

Three stages, not three proofs of the same thing.

  1. 1 · Compare documents

Your quote, SPA and annexes record terms. This worksheet organises your observations; it does not validate a contract.

    Our original comparison method ↑
  2. 2 · Developer submits

DLD describes the developer’s provisional sale registration through Oqood. A submission reference is an application record, not the issued certificate.

    DLD service and applicant ↗
  3. 3 · Keep the output

DLD names a provisional registration e-certificate, with output emailed to the purchaser. Keep it for the same unit; it is not final title or proof of completion.

    DLD issued document ↗

Prepare documents outside this tool

DLD’s individual-purchaser list names a copy of the sale and purchase contract, a copy of a valid UAE ID, and a copy of a valid passport for non-residents. The service terms require the SPA to be signed by developer and purchaser. Confirm the applicable identification requirements with the official service; do not upload or type them here.

Check conditional requirements

The service separately addresses a minor purchaser: guardian signature plus a copy of the guardian’s passport or ID. It also lists a valid To Whom It May Concern letter from the Federal Authority for Identity and UAE citizenship for a decree holder. Companies and other circumstances need their own current document requirements; this is not an exhaustive corporate or special-case checklist.

Developer submits via Oqood

DLD describes this as a developer service for off-plan units or land whose value is not fully paid. The developer selects provisional sale registration in Oqood, selects the property, enters details, attaches documents, selects payment and sends the application online. This is not a buyer self-registration tool.

Keep the provisional registration output

DLD lists the issued document as a provisional registration e-certificate and the output as emailed to the purchaser. Keep that output for the same unit, separately from a submission reference. It is not final title or proof of project completion. This page does not check whether a real application or registration exists.

Published service terms, not your transaction

DLD’s service page, retrieved 2026-10-24, says the SPA shall be registered in the provisional register within 90 days from signing. This is an attributed service term, not our calculation of legal lateness or a complete statement of applicable law. Open the current service before acting.

Check project registration, escrow and marketing records separately → Those project-level checks do not prove that this buyer’s initial-sale registration is complete.

Preparing a later transfer? That is a different stage.

The initial-sale registration section above concerns the developer’s registration route. For issuer transfer-NOC preparation, see the separate guide and dated Emaar example → It is not a replacement for initial-sale registration or a current universal transfer procedure. Neither guide verifies your transaction.

Source and limits

Check the publisher’s live documents, service terms and applicant before using the route. DLD service facts below are separate from our six-card comparison method.

A comparison method, not contract validation

The six checks are our original record-keeping method. “Matches as read” records your observation only. It does not mean a term is accurate, enforceable or approved, or establish which document prevails. Ask a qualified adviser about meaning or legal consequences.

No legal-remedy or fee-total engine

This guide does not decide cancellation, default, payment withholding, grace periods, compensation or construction-percentage remedies. It does not certify a complete current legal code. DLD’s fee labels do not establish your agreement’s allocation; no buyer-total fee calculation is provided.

No personal documents here

No upload · no storage · no account. Use short, non-personal references such as “SPA clause 4; quote page 2”, not names, unit numbers, IDs, signatures, bank details or copied contract passages. The worksheet runs in this tab only. Nothing is submitted, saved into a Decision Room or verified with DLD.

Common questions

What does SPA mean here?

SPA means sale and purchase agreement. This page concerns comparing an off-plan quote with that agreement and its annexes, plus DLD’s initial-sale registration route. It does not cover every kind of Dubai sale or replace contract review.

Does a matching worksheet approve the SPA?

No. The entries are your observations. Matching documents can still contain unclear or unsuitable terms. A difference creates a question, not a ruling that one document overrides another.

Can the buyer submit through this page?

No. DLD describes initial-sale registration as a developer service through Oqood. This worksheet neither submits documents nor checks a registration.

Is a submission reference the registration certificate?

No. Keep the provisional registration e-certificate separately from application correspondence. Neither this worksheet nor a submission reference proves that certificate was issued.
