Transfer preparation · reviewed

Get the right transfer NOC. Keep the issuer’s instructions separate.

Start with the issuer and the purpose, not a generic NOC checklist. See Emaar’s dated application example, identify what needs confirmation, and prepare a short follow-up card.

Buyers and sellers preparing a property-transfer NOC request. The worked route is Emaar-specific and dated December 2020, not a current Dubai-wide procedure.

A dated example, not today’s guaranteed procedure. The Emaar factsheet is dated December 2020. Current fees, validity, exact screens and delivery arrangements are not verified. Retrieval in 2026 does not update it.

Emaar’s dated transfer-NOC application example

This is the application sequence described in the December 2020 factsheet, not a procedure for every Dubai developer. First confirm the issuer and purpose for your own transaction.

  1. Open the issuer’s application channel

Emaar’s December 2020 Property Transfers factsheet begins in the Emaar One App. The FAQ retrieved on the review date also describes Customer Care and app/website E-services. Confirm the current channel with Emaar before using this historical sequence.

    Keep the scope

This example is not a route for another developer, a mortgage NOC or a home-modification request.

  2. Select the property

The factsheet next selects the property. Check the issuer’s property record outside this page; this tool does not authenticate a unit, inspect an account or collect its identifier.

    Preparation prompt

Which issuer record covers the exact property being transferred?

  3. Confirm the applicable transfer request

The factsheet lists primary and secondary transfer requests, with NOC for Transfer among its secondary options. Ask Emaar which request applies. Its printed paid/completed definitions use overlapping “and/or” wording, so this page does not classify your transaction automatically.

    Do not substitute another request

Name addition/deletion and succession also appear in the document. They are not automatic substitutes for an ordinary transfer.

  4. Check documents against the issuer’s current list

The dated route says to upload the required documents against Checklist #1. Use the historical prompts below to ask better questions, not as a complete present-day list. Keep passports, signed contracts and account data outside this page.

    Confirm before uploading

Which current checklist and conditional requirements apply to this request and these parties?

  5. Submit and pay only through the confirmed issuer route

The dated factsheet then says to submit and pay the applicable administration fee. No current amount, payment instruction, turnaround or validity period is verified here. Obtain them from the issuer for the exact request before paying.

    Separate application from approval

An application reference or payment receipt is not an issued NOC, and an issued NOC is not transfer approval by the Land Department.

Email versus office collection: unresolved

The December 2020 factsheet describes receipt by email. The retrieved FAQ describes a ready notification and office collection by the owner or legal power-of-attorney holder. We have not established which instruction applies now or whether they concern different cases. Confirm delivery with Emaar before arranging the transfer.

Issuer NOC versus completed transfer

The factsheet keeps the NOC application separate from subsequent Land Department transfer, subject to that department’s approval. This page does not supply the complete current DLD transfer process or verify a real application.

Choose the issuer and purpose before copying any route

This local card prepares questions. It does not decide eligibility or send an application.

Original preparation method: ask the issuer about these five items. Mark only what you have actually recorded; a full set is not an approval.

Document questions to confirm, not documents to upload here

Parties and ownership record

The 2020 transfer checklist names buyer/seller passports and distinguishes a secondary-transfer title deed from primary-transfer Oqood or pre/post registration records. Confirm the documents and request category with Emaar; do not enter document numbers here.

Conditional documents, not one universal pack

The same dated list names bank clearance where the property was financed, the original sale agreement for a primary transfer, and a completion certificate for specified secondary land/shell-and-core cases. Representatives and companies need their own confirmed requirements. These prompts are neither comprehensive nor a current eligibility decision.

Old source, newly retrieved

Retrieved 2026-10-24 does not mean issued or updated in 2026. The factsheet is dated December 2020 and says its contents may change. Current fees, validity, processing, eligibility, exact app screens and office arrangements remain unverified.

Not every NOC is a transfer NOC

Mortgage, visa, visa cancellation and home-modification NOCs have different purposes. Another developer’s property needs that issuer’s own instructions. This page makes no universal requirement, approval or legal-right claim.

Preparation only

No upload · no storage · no account. The original follow-up card records only checklist states in this tab. Do not enter personal or property identifiers. Nothing is sent, saved into a Decision Room or submitted to an issuer.

Compare the quote and SPA, then understand the developer’s initial-sale registration route → That preparation concerns a different stage from an issuer’s transfer NOC. Neither guide verifies your transaction or replaces the applicable official service.

Common questions

Can I use the Emaar example for any Dubai property?

No. Confirm the issuer for the exact property and purpose. This page supports only a clearly dated Emaar transfer example, not another issuer’s application.

Does the NOC complete the property transfer?

No. The Emaar factsheet separates its NOC from the later Land Department transfer and that department’s approval. A request or payment alone does not prove NOC issuance.

What are today’s fees and validity?

They are not verified here. Ask the issuer for the applicable charge, payment channel, validity and delivery instructions. The 2020 figures are not reused as current defaults.

Will this page apply for me?

No. It prepares a neutral follow-up card. It does not log in, upload documents, make payments, contact an issuer or verify an application.

Check the project’s evidence separately →

Compare your own offer terms and cash schedule → The comparator does not add a verified NOC charge or certify a transfer.
