The lease question: has the contractual tenancy ended, and what remains unresolved? This guide does not decide that.

The registration question: which official channel handles the Ejari cancellation request? The process below answers that narrower preparation task.

Start with the stated scope: expired and vacated

DLD describes this service for a tenancy contract that has expired and a property that has been vacated in Dubai. Record both separately. Moving out alone is not an answer about expiry, and this guide does not determine whether a lease has legally ended.

An active contract is not automatically ruled out The same service page mentions an owner letter for a still-active contract. That conflicts with its narrower description. Ask DLD to confirm the correct process; do not treat the letter as authority to end the lease.

Trustee: document review, audit and approval, then payment receipt

DLD lists a visit to a Real Estate Services Trustee Center, required-document checks, employee entry/audit/approval of the transaction, then fee payment and a payment receipt. Keep the actual result and receipt; this preparation page cannot check a live registration.

Ejari / Dubai REST: submit, then await the approval result

DLD lists registering an account if needed or logging in and selecting the service, filling data if needed, submitting electronically, and an email if the request is approved. Submission alone is not approval.

Keep conditional wording intact The source says an email is sent if the request is approved. It does not promise that every request is approved or a specific completion time.

Choose the channel, not a universal checklist.

These conditions appear on DLD’s cancellation page under registration headings. Confirm their application to cancellation.

Mobile conditions displayed on the cancellation page

Under “Registration through Mobile Applications”, DLD says the tenant and landlord must be individuals and the owner’s data must be up to date. These registration-labelled conditions need official confirmation for cancellation; matching them is not account eligibility.

Trustee conditions displayed on the cancellation page

Under “Registration through Real Estate Trustee Offices”, DLD says the property must not be managed by a real estate company or an owner with Ejari system access. The applicant must be the tenant or a legal representative with official power of attorney; the landlord must be the owner or a legal representative with official power of attorney. Confirm that these displayed conditions apply to your cancellation.

System roles are a separate confirmation path

DLD lists licensed property-management companies, individual owners managing their own properties, and representatives with a legal power of attorney authorising property management. The tool does not infer system access or choose a role for you. A separately reviewed Dubai Now procedure is shown below; its conditions and fee wording are not interchangeable with this generic service.

Three source questions to resolve before relying on a checklist.

Registration headings on a cancellation page

The published conditions are labelled “Registration”, even though the service is cancellation. We retain that distinction. Confirm the applicable conditions with DLD or the trustee; an all-Yes note is not a cancellation eligibility decision.

Original-contract wording needs confirmation

DLD’s trustee document text says: “Original Unified a Tenancy Contract must be canceled unless the contract is still active, in which case it must be presented.” That wording is unclear. Ask which original must be presented for an expired contract; do not assume this is a complete document list.

Active-contract wording needs confirmation

The trustee list mentions a letter from the property owner requesting cancellation when the contract is still active, although the description says expired and vacated. Ask the official service to reconcile this before proceeding. A letter does not establish a right to terminate or decide any rent liability.

Trustee identity and representation documents

The cancellation page lists the applicant’s Emirates ID and an official power of attorney for a representative. It says a Dubai-issued POA number can be entered without attaching the document; a POA from another emirate must be attached. This does not establish a foreign-POA rule. Confirm the original-contract requirement and full list with the trustee. These trustee documents are not an app-document list.

Published cancellation fees — not renewal fees

As reviewed on 24 October 2026, DLD’s generic cancellation page says app or system cancellation is free of charge. For Service Trustee Centers it lists a service-partner fee of AED 40 + VAT. These are not a Dubai Now quote. No VAT rate or final VAT-inclusive total is calculated here. Confirm the applicable charge before paying.

Dubai Now: one request, two decision branches.

DLD publishes this separate owner → tenant → owner sequence. This is source information, not a live request. Our preparation tool remains limited to expired and vacated cases; confirm all other contract states with DLD.

Dubai Now is a distinct published procedure

The separate Dubai Now fee block starts with tenancy contract registration: it is not a cancellation fee. Do not borrow the generic free-charge wording for this channel. For cancellation the Dubai Now page says “No documents are issued”. Owner notification is not a cancellation certificate. Our preparation remains limited to expired and vacated cases; ask DLD how the channel applies to any other state. No legal effect, eligibility or completion timing is determined.

Not a lease-termination or settlement tool

This guide does not determine notice periods, early-exit rights, penalties, remaining rent, deposit deductions, refunds, eviction or disputes. Do not treat registration cancellation as proof that those matters are settled. For an active, occupied or disputed tenancy, ask the official service and an appropriately qualified adviser about the separate lease question.

Does cancelling Ejari end my lease or settle the deposit?

This page does not determine that. Registration cancellation and the contractual lease or money questions are separate jobs. Keep the lease, any agreement and handover evidence in your own records, and obtain the right advice for the unresolved question.

What if the contract is still active?

The official description says expired and vacated, but its document list mentions a property-owner cancellation letter for an active contract. Ask DLD or the trustee to confirm how that applies. This tool does not unlock an active-contract route.

What trustee documents should I ask about?

DLD lists the applicant’s Emirates ID, a representative’s official power of attorney and the original-contract wording shown above. It distinguishes Dubai-issued POA numbers from POAs issued in another emirate, whose document must be attached. It also mentions an owner letter for an active contract. Confirm the complete list; no foreign-POA rule is inferred.

Is the renewal service the same?

No. Renewal has its own documents, process and published fees. Use the separate renewal guide only if that is your actual task. Nothing here carries renewal amounts into cancellation.
