Delayed property handover · reviewed

One project. Three different dates.

Keep the date in your contract, the developer’s latest statement and the official status observation separate. Prepare a clear update request from the evidence you have.

No upload · no storage · no account. Original record-keeping method—not a legal decision.

01 · Signed document

Contract record

Find the signed document and record its exact stated completion or handover date, clause and any extension wording. A date alone does not explain how the clause works.

Illustrative example: signed document

30 June 2026 · SPA page 14, clause 12. Keep the full wording and amendments separately. The tool does not interpret them.

02 · Later communication

Developer statement

Keep the later date with the message or document that states it, plus the date you received or observed it. Do not silently replace the contract record.

Illustrative example: later estimate

31 December 2026 · developer email received 20 October 2026. This records a statement, not an accepted contract change.

03 · Dated status check

Official observation

Keep the exact project identifier, the date you checked, the original result reference and any update date shown by the source. Leave this lane blank if you have not checked.

Illustrative example: dated check

Checked 21 October 2026 · exact project and phase reference. A status observation is not itself a promised handover date or a legal finding.

Prepare the update request.

Start with the signed record. The other two lanes can stay completely blank. If you start one, complete its evidence fields. Do not paste personal identity or bank details.

These four fields are required. Keep full documents and amendments separately. The tool cannot interpret date ranges or clauses.

Developer statement · optional lane

A later estimate is not automatically a revised contractual obligation.

Official observation · optional lane

DLD’s page directs you to Project Status (Mashrooi) in Dubai REST ↗. No result is fetched here. An observation is not a handover promise.

Record dates with correspondence. A neutral update question is supplied if this is blank.

Use the record, then keep the reply.

Ask the developer for the newest dated update for the exact project and phase. Ask which document or clause supports a changed date. Copy the actual reply into your own record. A document reference is more useful than a headline number of “days late”.

Find the exact project record · Inspect reviewed project updates · Compare offers privately

The project workspace can save a local Watch of a reviewed public record and compare it after a later reviewed update. It does not monitor your handover case. The timeline is not automatically saved into a Watch or Decision Room.

Documents and questions to keep

Preserve original documents

Keep the signed contract, amendments, payment receipts, dated developer updates and your actual correspondence. This is our record-keeping method, not an official document checklist.

Ask one answerable question

Request the latest dated update for the exact project and phase, and ask which document or clause supports any change to the stated date. Keep the actual reply without summarising it as a promise.

Escalate the interpretation, not the guess

If the wording or your legal options remain unclear, take the original documents and timeline to a suitably qualified UAE legal adviser. Do not infer a payment decision, right or remedy from this page.

Official entry point, checking method and limits

The three-lane method, examples and next questions are original editorial guidance. The official source supports the Dubai REST entry point only, not this method or a legal outcome.

Project Status Enquiry: Mashrooi in Dubai REST · Dubai Land Department · reviewed 2026-10-23

Source classes stay separate

All entered references are your account of evidence. This tool does not authenticate documents, retrieve project values or verify a statement.

What the official source establishes

DLD’s Project Status Enquiry page directs users to Project Status (Mashrooi) in the Dubai REST application, from the Home Screen or Services Menu. It establishes that entry point only. The empty web form and its field labels are not retrieved project values.

What this guide does not decide

No breach, grace period, compensation or refund is determined. Contract interpretation, cancellation rights, payment withholding, dispute forum, response deadlines and causes of delay are not verified here. A project described as delayed is not automatically a cancelled project.

Privacy and keeping your work

No upload · no storage · no account. The timeline stays in this tab. Select and copy it yourself; leaving or reloading clears it. Keep original documents elsewhere and do not paste identity or bank details. Nothing is submitted or saved into a Decision Room.

Does a newer developer date replace the contract date?

The timeline does not decide that. It preserves the two records separately and prompts you to ask for the document or clause supporting the change.

Can a project-status result prove my remedy?

Not through this tool. Keep the exact project reference, result and observation date; legal interpretation needs the applicable documents and qualified review.

What if I have no later statement or official result?

Leave that entire lane blank. The output will say “Not recorded”. If you start a lane, complete its date and evidence-reference fields or clear it again.

Can I add more updates?

Copy this snapshot into your own file and retain previous snapshots with their original messages. This tool records one later developer statement and one official observation at a time; it does not monitor or save a running case.
